What Is Design/Build?
Congratulations on making the decision to remodel your home!
Deciding which home remodel contractor, you will hire is one of the most critical decisions you will make. But before you begin, you will need to decide how you will find the right company to remodel your home according to your dreams and visions, as well as design your project and help you choose styles, colors, sizes, etc.
A home remodel can include many different experts like architects, engineers, interior designers, and contractors. When you want to remodel your home, you could hire all of these different professionals yourself, hoping they will all be able to communicate well, stay on budget, and stay on schedule. But this often leads to a stressful project that is over-designed, behind schedule, and over budget.
A Design/Build firm like Rolf Schroeder General Contractors, Inc. can oversee the entire process, saving you money and frustration.
Design/Build is an agreement between you and a design/build firm to create designs, make material selections and complete construction using one contractor. It allows you, the designer, architect/engineer (if applicable) and the contractor to develop a cohesive project plan from the very beginning.
The process begins with an initial consultation meeting where your vision of the project is discussed. You will also talk with the contractor about the projected cost of the project. You and the contractor will sign a design/build agreement and you will pay a retainer fee to move the process into the design phase. When the final design and selections are completed, a construction contract is developed and approved. Once completed, a construction schedule is set, and the project is managed from start to finish by the original design/build firm.
